{"id":6130,"date":"2021-09-05T20:42:28","date_gmt":"2021-09-05T18:42:28","guid":{"rendered":"https:\/\/www.stavebnakomora.sk\/?page_id=6130"},"modified":"2021-09-06T16:57:53","modified_gmt":"2021-09-06T14:57:53","slug":"ako-sa-prejavuje-nespravne-vyhotovene-zateplenie","status":"publish","type":"page","link":"https:\/\/www.stavebnakomora.sk\/?page_id=6130","title":{"rendered":"Ako sa prejavuje nespr\u00e1vne vyhotoven\u00e9 zateplenie?"},"content":{"rendered":"<p>&nbsp;<\/p>\n<p><strong>\u00davodom:<\/strong><\/p>\n<p>Vlastn\u00edci bytov a spr\u00e1vcovia sa \u010dasto na n\u00e1s obracaj\u00fa s probl\u00e9mom vlhkosti v bytoch po obnove bytov\u00e9ho domu, resp. po zateplen\u00ed stien, strechy a v\u00fdmene okien a dver\u00ed.<\/p>\n<p>K tejto problematike mus\u00edm \u00favodom upozorni\u0165 vlastn\u00edkov bytov, \u017ee by si mali uvedomi\u0165, \u017ee po zateplen\u00ed obytnej budovy sa oproti predch\u00e1dzaj\u00facemu re\u017eimu z\u00e1sadne zmenia mikroklimatick\u00e9 pomery v bytoch, v ktor\u00fdch v ovzdu\u0161\u00ed hromad\u00ed u\u017e viac vlhkosti, preto\u017ee po zatepleni a v\u00fdmene okien sa byty st\u00e1vaj\u00fa takmer hermeticky uzatvoren\u00e9. &#8222;Dif\u00faznos\u0165 bytov&#8220; sa z\u00e1sadne zn\u00ed\u017ei, ak si vlastn\u00edk bytu zmenil dispoz\u00edciu bytov\u00e9ho jadra, teda aj k\u00fape\u013ene a znefunk\u010dnil odvod vzduchu do spolo\u010dn\u00e9ho vzduchovodu v &#8222;stupa\u010dke&#8220;, ktor\u00fd sl\u00fa\u017eil na odvod vodn\u00fdch p\u00e1r z digestora v kuchyni, z k\u00fape\u013ene a z WC. V byte sa potom hromadia vodn\u00e9 pary z vyd\u00fdchan\u00e9ho vzduchu, z varenia, z k\u00fapania a sprchovania a z prania, ktor\u00e9 u\u017e nie s\u00fa odv\u00e1dzan\u00e9 aj prirodzene \u0161k\u00e1rami cez p\u00f4vodn\u00e9 dreven\u00e9 okn\u00e1 a zru\u0161en\u00e9 v\u00fdvody do vzduchotechnick\u00e9ho potrubia, ktor\u00e9 sa po zateplen\u00ed vo v\u00e4\u010d\u0161om mno\u017estve hromadia, ako pred zateplen\u00edm. Mnoh\u00ed vlastn\u00edci si neuvedomuj\u00fa, alebo neboli jasne pou\u010den\u00ed, \u017ee po obnove ich bytov\u00e9ho domu, ktorej s\u00fa\u010das\u0165ou je aj kontaktn\u00e9 zateplenie obvodov\u00e9ho pl\u00e1\u0161\u0165a a strechy, je potrebn\u00e9 aspo\u0148 2x \u010dastej\u0161ie a intenz\u00edvnej\u0161ie vetra\u0165 svoj bytov\u00fd priestor.<\/p>\n<p>Nedostato\u010dn\u00e9 vetranie bytu po zmene vetracieho re\u017eimu, teda po zateplen\u00ed a v\u00fdmene okien je aj jednou z pr\u00ed\u010din pre\u010do niektor\u00ed vlastn\u00edci musia viac plati\u0165 za k\u00farenie, ako pred zateplen\u00edm budovy, preto\u017ee v domnienke, \u017ee u\u0161etria, vetraj\u00fa minim\u00e1lne, e\u0161te menej ako pred zateplen\u00edm. V m\u00e1lo vetranom byte mus\u00ed toti\u017e vykurovacie teleso ohrieva\u0165 nielen vzduch, ale aj vodn\u00e9 pary, ktor\u00fdch pr\u00edtomnos\u0165 do zavlhnutia stien a tvorby plesn\u00ed si \u010dasto neuvedomujeme, preto\u017ee na ohrev vody, teda vlhk\u00e9ho vzduchu je potrebn\u00e9 viac energie, ako na ohrev vzduchu s relat\u00edvnou vlhkos\u0165ou v objeme cca 45-55%.<\/p>\n<p>Z na\u0161ich zisten\u00ed s nami vy\u0161etrovan\u00fdch bytov\u00fdch domov po zateplen\u00ed obvodov\u00fdch pl\u00e1\u0161\u0165ov-stien pri ich p\u00f4vodnej kon\u0161truk\u010dnej hr\u00fabke 30-35 cm zis\u0165ujeme, \u017ee najviac probl\u00e9mov s vlhkos\u0165ou a ples\u0148ami po zateplen\u00ed m\u00e1me so stavbami, ktor\u00e9 maj\u00fa tepeln\u00fd izolant hr\u00fabky 5 a\u017e 8 centimetrov a nad 12-14 cm v z\u00e1vislosti na dif\u00fazne vlastnosti tepeln\u00e9ho izolantu.\u00a0 \u010eal\u0161\u00edm probl\u00e9mom b\u00fdva nevhodn\u00e9 a nedostato\u010dn\u00e9 prekrytie hlav\u00edc kotiev, \u010do signalizuj\u00fa mokr\u00e9 tmav\u00e9 kr\u00fa\u017eky na fas\u00e1dach. Tak\u00e9to kotvenie potom vytv\u00e1ra tepeln\u00e9 mosty a ochladzovanie obvodovej kon\u0161trukcie muriva a hromadenie kondenzu v tepelnom izolante ak je jeho hr\u00fabka nad 14 cm.<\/p>\n<p>U\u017e nieko\u013eko rokov sledujeme mimoriadne v\u00e1\u017ene chyby pri obnove bytov\u00fdch panelov\u00fdch budov a to, v n\u00e1vrhoch a vyhotoveniach rekon\u0161trukcie stre\u0161n\u00e9ho pl\u00e1\u0161\u0165a ploch\u00fdch striech a ignorovanie \u010distenia a opr\u00e1v horizont\u00e1lnych-vodorovn\u00fdch a vertik\u00e1lnych-zvisl\u00fdch \u0161k\u00e1r a spojov medzi panelmi obvodov\u00fdch pl\u00e1\u0161\u0165ov. Je pritom \u00faplne jedno o ak\u00fa panelov\u00fa s\u00fastavu ide.<\/p>\n<p><strong>Chyby stre\u0161n\u00e9ho pl\u00e1\u0161\u0165a a d\u00f4sledky:<\/strong><\/p>\n<p>Vlastn\u00edci bytov a projektanti kv\u00f4li neznalosti a kv\u00f4li u\u0161etreniu pe\u0148az\u00ed zanedb\u00e1vaj\u00fa a odmietaj\u00fa odstr\u00e1nenie p\u00f4vodn\u00fdch vrstiev star\u00fdch asfaltov\u00fdch povlakov\u00fdch kryt\u00edn (zvy\u010dajne 3-14 vrstiev). Star\u00e9 asfaltov\u00e9 vrstvy stre\u0161n\u00fdch p\u00e1sov ponech\u00e1vaj\u00fa s od\u00f4vodnen\u00edm, \u017ee je to v\u00fdborn\u00e1 paroz\u00e1brana a parobrzda, kto ako&#8230; Mnoh\u00ed projektanti, vlastn\u00edci a spr\u00e1vcovia si neuvedomuj\u00fa, \u017ee pod po\u0161koden\u00fdmi, nieko\u013eko desa\u0165 ro\u010dn\u00fdmi vrstvami asfaltov\u00fdch krytinov\u00fdch p\u00e1sov je navlhnut\u00e1 stropno-stre\u0161n\u00e1 nosn\u00e1 kon\u0161trukcia, ktor\u00e1 z roka na rok akumuluje viac a viac vodn\u00e9ho kondenzu a oslabuje kompaktnos\u0165 a pevnos\u0165 takejto kon\u0161trukcie. V niektor\u00fdch zriedkav\u00fdch pr\u00edpadoch sa objavila vlhkos\u0165 a plesne aj v bytoch pod podstre\u0161n\u00fdm bytom, ide v\u0161ak o v\u00fdnimky.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Chyby neo\u0161etren\u00fdch a neopraven\u00fdch \u0161k\u00e1r medzi panelmi a d\u00f4sledky:<\/strong><\/p>\n<p>Ako som uviedol, vodn\u00e9 pary a kondenz\u00e1t-voda sa zo stre\u0161n\u00fdch vrstiev plochej strechy dost\u00e1vaj\u00fa aj do neopraven\u00fdch \u0161k\u00e1r medzi panelmi obvodov\u00e9ho pl\u00e1\u0161\u0165a prienikom \u0161k\u00e1r medzi t\u00fdmto pl\u00e1\u0161\u0165om a atikou. Z doteraz vy\u0161etrovan\u00fdch obytn\u00fdch budov bez rozdielu panelovej s\u00fastavy sme zistili len jednu budovu s kompletne o\u0161etren\u00fdmi a opraven\u00fdmi \u0161k\u00e1rami vykonan\u00fdmi v r\u00e1mci zateplovania!<\/p>\n<p>Po sond\u00e1\u017enom naru\u0161en\u00ed star\u00e9ho p\u00f4vodne plastick\u00e9ho tesnenia \u0161k\u00e1ry medzi panelmi v spodnej \u010dasti, sa na n\u00e1s vyliali litre vody (Nitra, Sitnianska ul.)&#8230; Tak\u00e9to z\u00e1vady sme n\u00e1hodne zistili aj vo vn\u00fatorn\u00fdch spojoch medzi panelmi&#8230; Zatekanie do spojov nie je ni\u010d neobvykl\u00e9, ale takmer v\u017edy prehliadan\u00e9 pri pr\u00edprave a realiz\u00e1cii obnovy panelov\u00fdch s\u00fastav bytov\u00fdch domov a s\u00fastav.<\/p>\n<p>Pr\u00ed\u010dina tejto vady je sp\u00f4soben\u00e1 zvy\u010dajne poru\u0161en\u00edm technol\u00f3gie v\u00fdstavby &#8211; mont\u00e1\u017ee panelov po\u010das v\u00fdstavby pri zalievan\u00ed spojov panelov bet\u00f3novou zmesou. St\u00e1valo sa, \u017ee na z\u00e1lievku pou\u017eili hust\u00fd, alebo polosuch\u00fa u\u017e hust\u00fa z\u00e1lievku, \u010d\u00edm sa vytv\u00e1rali netesnosti medzi panelom a z\u00e1lievkovou zmesou. Cez tieto netesnosti sa potom dost\u00e1va voda do spojov panelov odkia\u013e vsakovala do kon\u0161trukcie hmoty panelu. Probl\u00e9my s negat\u00edvnymi n\u00e1sledkami prejavuj\u00facimi sa hlavne vlhkos\u0165ou a ples\u0148ami po celej v\u00fd\u0161ke k\u00fatov medzi obvodov\u00fdm pozd\u013a\u017enym panelom a prie\u010dnym interi\u00e9rov\u00fdm panelom sa vyskytuj\u00fa hlavne po obnove panelovej s\u00fastavy budovy. Tento probl\u00e9m sa pred obnovou obytnej budovy z niektorej z panelov\u00fdch s\u00fastav takmer nevyskytoval, preto\u017ee kondenz a voda zo \u0161k\u00e1r a v spojoch medzi panelmi sa st\u00edhali odparova\u0165 cez trhliny do exteri\u00e9ru. Tak\u00fdto sp\u00f4sob sp\u00f4sobuje nestabilitu prilepen\u00fdch dosiek, ich deform\u00e1cie vplyvom tepla a chladu a napokon aj vlhnutie stien v bytoch.
